Ledcor Maui is proud to announce plans for the first workforce housing project to Wailea in 50 years as part of their South Maui Phase 1 SMA application. Centrally located in the heart of the resort area, project plans include 36 deed restricted in perpetuity rental units with open space, native and canoe plantings, and a commitment to USGBC LEED Silver certification for all residential buildings. In addition, another four employee housing units will be constructed at the market housing sites. The workforce housing project is made viable by the two market housing projects that make up Ledcor Maui’s Phase 1 SMA application. These three projects are not separate — they are interconnected and depend on one another. The market units provide the subsidy needed to make this workforce housing project financially viable.

Simply put, without the market homes, this workforce housing project could not move forward.

Maui’s housing crisis deeply affects this community. Whether this is the housekeeper who works in Wailea but lives in Kahului, commuting over an hour to and from work, or the chef from Pukalani —local residents are the beating heart of this island and keep Wailea running — but often cannot afford to live close to where they work. Adding workforce housing in this resort employment center provides meaningful community benefits.

The first phase of the workforce housing project on the MF-10 parcel includes 36 rental units up to 120% AMI that will be deed restricted in perpetuity. The SMA project plans also include an additional four employee housing units.
